In 2024, I posted a short market update every month. Here they are in one place, so you can see how the year played out for Lanark County and Ottawa without clicking through ten posts.

The short version: 2024 was a steady year. Sales picked up a little, prices rose a little, and homes took longer to sell than they did in 2023.

2024 at a Glance

These are the year-to-date numbers from my October 2024 update, the last one I posted that year.

How the Year Unfolded

Winter: Waiting on interest rates

The year started quietly. The Bank of Canada held its rate steady from January through April, and that steadiness brought buyers back with more confidence. In February, prime was still 7.20%.

Spring: Busy, with multiple offers

By March, inventory was tight and I was seeing multiple offers again, though most still had financing and inspection conditions. In May, Lanark County had 474 sales year to date, up from 447, with an average price of $621,638.

In June, the Bank of Canada made its first rate cut in more than four years. Buyers did not rush back right away, but it set the tone for the rest of the year.

Summer: A slower pace

Summer was slower, as it usually is. Lanark County reached 715 sales by the end of July, with an average price of $622,311. Homes were taking about 63 days to sell. The Bank of Canada cut again in July.

Fall: Steady and resilient

By September, Lanark County had 948 sales, up 1.54% from 2023, with an average price of $612,709. By October, sales reached 1,066, and the average price was $613,435. The Bank of Canada kept cutting through the fall and finished 2024 at 3.25%.

What 2024 Tells Us Today

Looking back, 2024 was the year the market settled. Prices held, sales recovered a little, and buyers took more time to decide.

That trend has carried on. Through July 2026, the average sold price in Lanark County was $602,063, and buyers still have time to compare homes before they make an offer. You can see the latest numbers in my Carleton Place Real Estate Market Update: Summer 2026.
