In 2025, I posted a short market update every month. Here they are in one place, so you can see how the whole year played out for Lanark County and Ottawa without clicking through twelve posts.

The short version: 2025 was a balanced year. Sales held steady, prices rose a little, and buyers took their time. Homes that were priced right still sold well.

How the Year Unfolded

Winter: A strong start, with some worry

Lanark County started the year busy. In January, 58 homes sold, up 45% from 40 the year before, and 18.2% of homes sold over asking. There was also some worry about U.S. tariffs and what they might do to building costs. The Bank of Canada cut its rate to 3% in January.

Spring: Prices moving up

The Bank of Canada cut again in March, to 2.75%. By April, the average price in Lanark County was $581,466, up 6.81% from 2024. By May, 492 homes had sold, and homes were selling a little faster, in about 49 days.

Summer: Busier than last year

By the end of July, Lanark County had 813 sales, up 7% from the year before, with an average price of $586,944. Homes were selling in about 47 days, down from 51. In Ottawa, 7,699 homes had sold, with an average price of $714,464.

Fall: A more balanced market

The Bank of Canada cut in September and again in October, ending at 2.25%. By October, Lanark County had 1,122 sales and an average price of $582,631. Fewer homes sold over asking, down to 13.7% from 15.7%. Buyers had a bit more room to negotiate, and sellers still had steady demand.

What 2025 Tells Us Today

Looking back, 2025 was the year pricing mattered most. Buyers were active, but they compared homes carefully. Homes that were priced right from the start sold well. Homes that were priced too high sat.

That has carried into 2026. Through July 2026, the average sold price in Lanark County was $602,063. You can see the latest numbers in my Carleton Place Real Estate Market Update: Summer 2026. If you want to go back one more year, here is my 2024 Market in Review.
