Carleton Place Real Estate Market Update: Summer 2026
The Carleton Place real estate market update for summer 2026 points to a calmer market as we head toward fall. Buyers have more time to make decisions. Sellers need to pay close attention to price. At the same time, home values across Lanark County have remained fairly steady.
The latest July year-to-date numbers give us a good picture of the market around Carleton Place. Through July, 757 homes had sold across Lanark County. The average sold price was $602,063, up 2.11% from the same period last year.
Homes are taking a little longer to sell, and fewer are selling above asking price.
I see that as a market becoming more balanced. It is not a reason for buyers or sellers to rush. It is a reason to look carefully at the numbers and at the specific property involved.
What the Summer 2026 Lanark County Numbers Show
Through July 2026, 757 homes sold across Lanark County. During the same period in 2025, 810 homes sold. That works out to about a 6.5% decrease in sales.
Prices moved in the opposite direction. The average sold price was $602,063, compared with $587,249 through July 2025. That represents an increase of 2.11%.
Homes also took longer to sell. The average was 50 days on market, compared with 47 days during the same period last year.
Another number worth watching is how often homes sell above asking price. Through July, 11.6% of Lanark County sales were above list price. A year earlier, 15.6% sold above asking.
That does not tell us the sale-to-list-price ratio, which is a different measure. But it does tell us that above-asking sales have become less common.
For homeowners in Carleton Place, these broader Lanark County numbers give useful context. They show a market with fewer transactions and a little more time to make decisions, but without a significant decline in average prices.

What Changed From June to July?
Looking at June and July together gives us a better sense of how the summer developed.
At the end of June, there had been 628 Lanark County sales in 2026. The average sold price was $599,927. Homes were taking an average of 50 days to sell, and 12.6% of properties had sold above list price.
By the end of July, sales had reached 757 year to date. The average price had moved slightly higher to $602,063. Days on market remained at 50.
The share of homes selling above list price, however, moved down from 12.6% to 11.6%.
I would not make a major decision based on one month of movement. But the June and July numbers together suggest that buyers were becoming more careful as summer progressed.

How Does Carleton Place Compare With the Ottawa Market?
Ottawa’s summer numbers tell a similar story in some ways.
Through July 2026, 7,336 homes had sold in Ottawa, compared with 7,708 during the same period in 2025.
The average sold price was $710,880, compared with $714,270 last year. That is a small decrease of 0.34%.
Ottawa homes were taking an average of 38 days to sell, up from 33 days in 2025. The share of properties selling above list price also fell from 19.5% to 15.7%.
There is an interesting difference when we compare that with Lanark County. Ottawa’s average price was down slightly, while Lanark County’s average was up 2.11%.
Lanark County’s $602,063 average sold price was also about $109,000 below Ottawa’s $710,880 average.
That does not mean the same home costs exactly $109,000 less in Carleton Place. These are averages across two very different markets and mixes of homes. Still, the gap helps explain why buyers continue to consider communities west of Ottawa.

Detached Homes in Carleton Place
Detached homes are an important part of the Carleton Place market, but they also vary widely.
An older bungalow close to downtown is a very different property from a newer two-storey home in a subdivision. Lot size, renovations, garage space, street, age and condition can all affect value.
That is why I would not use the Lanark County average price of $602,063 to decide what a specific detached home in Carleton Place is worth.
The summer market also gives sellers a reason to be careful with pricing. With homes across Lanark County averaging 50 days on market, buyers have more time to compare their options.
A home that is well presented and priced close to comparable sales can stand out. A home priced too far above its competition may need more time.
Townhouse Activity in Carleton Place
Townhouses give buyers another way into the Carleton Place market. They can suit first-time buyers, families, downsizers and people moving west from Ottawa.
There are also differences within the townhouse market. Buyers may be comparing newer freehold townhomes with older properties or condominium townhouses. Fees, parking, yard space, location and condition can all affect the decision.
The snapshots used for this update do not separate Lanark County sales into detached homes, townhouses and condos. For that reason, I would not claim that townhouse sales are rising or falling based on these numbers alone.
What we can say is that buyers have become more selective across the wider market. Townhouse sellers need to understand what similar homes are listed for and, more importantly, what comparable homes have actually sold for.
Condo Activity in Carleton Place
Carleton Place has a smaller condo market. That makes monthly averages particularly easy to misread.
A few sales can have a large effect on an average when the total number of transactions is small. I prefer to look closely at comparable condo sales rather than make broad conclusions from a short period.
For downsizers, condos can still be worth considering. Less exterior maintenance may be attractive, especially when the goal is to simplify day-to-day life.
Purchase price is only one part of the decision. Condo fees, what those fees cover, parking, storage, accessibility and the condominium corporation itself all need to be considered.

What Buyers Should Know About the Carleton Place Market
The biggest advantage for buyers right now may be time.
Across Lanark County, homes were taking an average of 50 days to sell through July. Fewer properties were selling above asking than they were last year.
That can create more room to look carefully at a property before making a decision.
It does not mean every home will be negotiable. A well-priced property in a popular part of Carleton Place can still attract strong interest.
Buyers should pay attention to recent comparable sales, current competition and how long a particular property has been listed.
If you are looking outside Carleton Place at a rural home, your due diligence may also include wells, septic systems and other features that are less common in town. I covered some of those considerations in my earlier article on rural home inspections.
Most importantly, do not assume that asking price and market value are always the same thing. Look at the full picture before deciding what you are comfortable paying.
What Sellers Should Know About the Summer Market
For sellers, the summer numbers make pricing especially important.
Lanark County prices were up 2.11% through July even though fewer homes sold. That is encouraging for homeowners, but it does not mean every property has increased by 2.11%.
Real estate is very local. Even within Carleton Place, two similar-looking homes can have different values because of their condition, lot, location and recent improvements.
Sellers also need to adjust their expectations around timing.
An average of 50 days on market is different from the very fast markets we have experienced in the past. Taking several weeks to sell does not automatically mean something is wrong.

It is also worth remembering that only 11.6% of Lanark County properties had sold above list price through July. Sellers should not build their plans around the assumption that a bidding war will push the price higher.
A realistic starting price can make the selling process much calmer.
Is It Better to Sell This Fall or Wait Until Spring?
This is often the question behind the market statistics.
If summer is ending and you have not listed yet, should you sell in September or October? Or should you wait until spring 2027?
There is no answer that works for every homeowner.
Spring can bring more buyers, but it can also bring more listings. Fall may have fewer buyers, but people who are actively looking can have a clear reason to move.
Your own circumstances matter too.
If you are downsizing, handling an estate, going through a separation or planning a family move, waiting six months simply because spring is traditionally busier may not make sense.

The better question is often not, “What is the perfect month to sell?” It is, “What timing works for me, and what does the market look like for my particular home?”
What I Expect Heading Into Fall 2026
Based on the summer numbers, I expect the Carleton Place and wider Lanark County market to remain measured heading into fall.
The July numbers do not point to a sharp drop in prices. Lanark County’s average sold price was actually 2.11% higher than it was during the same period last year.
But there are signs that buyers have more influence than they did before.
Sales are down. Days on market are up. The percentage of homes selling above asking has declined.
That combination suggests that buyers are taking more time and being more careful about value.
For sellers, I expect accurate pricing and good presentation to remain important. Buyers have enough choice to compare homes before making an offer.
For buyers, fall may offer opportunities to negotiate on some properties. But I would not assume every seller will accept less than asking.
The market is becoming more balanced, and that means each property needs to be looked at on its own.
