Market Insight for Ottawa and Lanark County April 2026
The Ottawa real estate market is showing a modest slowdown in 2026. Year to date, 3,354 homes have sold. That is down from 3,584 at this time last year. The average sale price has also dipped slightly, from $694,543 to $691,824.
Fewer homes are selling above asking. This year, 14.5% sold over list price, compared to 19.9% in 2025. Homes are also taking longer to sell. The average days on market has increased from 36 to 42.
This shift suggests buyers are taking a more careful approach. There is less competition and more room to negotiate. Prices, however, remain relatively stable.
In Lanark, we are seeing a similar pattern. Sales have decreased from 351 to 325 homes year to date. The average price has edged down from $581,504 to $576,422.
The number of homes selling above list price has dropped more noticeably. It went from 16% last year to 11.4% this year. Homes are also taking a bit longer to sell, with days on market rising from 52 to 56.
Overall, both markets are moving at a slower pace than last year. Pricing is softer and competition has eased. Demand is still there, but buyers have more time and flexibility. This points to a more balanced market.
