As we wrap up 2025, the real estate market across Ottawa and Lanark finished the year in a position of steady strength and balance.

In Ottawa, a total of 12,119 homes sold in 2025, representing a 2.89% increase over 2024. Prices continued to trend upward, with the average sale price reaching $707,945, up from $688,074 last year. While a slightly smaller percentage of homes sold above asking compared to 2024, properties moved more efficiently overall, with average days on market improving from 34 to 22. The takeaway for 2025 is clear: buyers remained active and decisive, but pricing accuracy mattered more than ever.

In Lanark, the market followed a more measured but consistent path. 1,247 homes sold in 2025, closely matching 2024 levels, while the average sale price increased by 3.08% to $583,144. Fewer homes sold over asking, and days on market eased slightly from 51 to 48, reinforcing the region’s reputation for stability rather than volatility.

Overall, 2025 reflected a healthier, more balanced market across both regions. Ottawa experienced stronger momentum and quicker turnaround times, while Lanark continued to deliver steady pricing growth and dependable sales activity. It was a year where thoughtful pricing, preparation, and strategy consistently made the difference.
