The Ottawa real estate market has shifted into a more balanced pace so far in 2026. Year to date sales have dipped from 1,327 homes in 2025 to 1,166 this year. Average prices have softened slightly, moving from $676,445 to $655,769, representing a 3.06% decrease. Fewer homes are selling above asking, with that figure dropping from 17.5% last year to 11.1% this year. Homes are also taking longer to sell, with cumulative days on market increasing from 44 to 52 days. Overall, buyers appear to be taking more time and negotiating more, while pricing remains relatively steady despite the slower pace.

In Lanark, the trend looks a bit different. Sales volume has eased from 140 homes sold year to date in 2025 to 108 this year, yet prices have continued to climb. The average sale price has increased from $549,045 to $568,986, a 3.63% gain. While fewer homes are selling above asking, down from 17.9% to 10.2%, properties are moving slightly faster, with days on market improving from 72 to 69.

Both regions are experiencing more measured activity compared to last year. Ottawa is seeing a modest price adjustment alongside longer selling times, while Lanark continues to show price growth despite lower sales volume. The market overall feels steady and more deliberate, with buyers weighing their options carefully and sellers adjusting expectations to meet current conditions.
