The Ottawa real estate market continues to show stability midway through 2026, with prices holding steady despite a slight slowdown in activity. Year-to-date, 7,336 homes have sold compared to 7,708 at the same time last year, while the average sale price has remained virtually unchanged at $710,880—a modest 0.47% decrease from 2025. Buyers are taking a little more time to make decisions, with the average days on market increasing from 33 to 38 days. Fewer homes are selling above asking as well, dropping from 19.5% to 15.7%, reflecting a more balanced market where buyers have greater negotiating power.

In Lanark, the market is following a similar trend, with sales volume easing from 810 to 757 homes year-to-date. Despite fewer transactions, prices continue to climb, with the average sale price increasing 2.52% to $602,063. Homes are spending slightly longer on the market, moving from an average of 47 to 50 days, while the percentage of properties selling above asking has declined from 15.6% to 11.6%.

Overall, both Ottawa and Lanark remain healthy markets. Ottawa continues to demonstrate price stability, while Lanark is seeing steady appreciation despite lower sales activity. Buyers have more time and flexibility than they did a year ago, but well-priced homes are still attracting strong interest, making it important for both buyers and sellers to approach the market with a clear strategy.
