Market Insight for Ottawa and Lanark County June 2026
The Ottawa real estate market is showing a slightly slower pace so far in 2026, though prices remain very steady. Year-to-date home sales are down, with 6,188 homes sold compared to 6,567 at this time last year. The average sale price has dipped slightly by 0.34%, from $716,662 in 2025 to $714,235 in 2026. Fewer homes are selling above asking as well, with 16.3% selling over list price compared to 20.6% last year. Properties are also taking a bit longer to sell, with the average cumulative days on market increasing from 33 to 37 days. Overall, Ottawa remains stable, but buyers appear to be moving with a bit more caution.
In Lanark, the market is showing modest price growth despite a small decrease in sales activity. Year-to-date sales are down slightly, with 628 homes sold in 2026 compared to 657 in 2025. The average sale price, however, has increased by 2.11%, rising from $587,525 to $599,927. Similar to Ottawa, fewer homes are selling above asking, with 12.6% going over list price compared to 16.4% last year. Homes are also taking a little longer to move, with average cumulative days on market increasing from 46 to 50 days.
Both Ottawa and Lanark continue to show steady market conditions, with prices holding firm even as sales activity has eased. Buyers are taking more time, and competition above asking has softened, but overall values remain strong heading through 2026.
