Market Insight for Ottawa and Lanark County March 2026
The Ottawa real estate market is showing a slight cooling trend so far in 2026. Year-to-date sales have dipped to 2,197 homes compared to 2,352 at this time last year. Average prices have softened modestly, down to $676,866 from $683,257 in 2025. Fewer homes are selling above asking, with 13% compared to 19% last year, and properties are taking longer to sell, with average days on market increasing from 40 to 45. While activity has slowed and buyers appear to be taking more time, pricing remains relatively stable overall.
In Lanark, the market presents a slightly different picture. Sales volume has eased from 217 homes last year to 198 this year, but average prices have increased by about 3%, reaching $572,971. At the same time, fewer properties are selling above asking, down from 18% to 10.1%, suggesting more balanced conditions. Homes are moving a bit faster as well, with days on market improving from 62 to 59.
Both regions are seeing a slowdown in sales activity, but while Ottawa is experiencing mild price softening, Lanark continues to show price growth. Overall, the market is becoming more balanced, with buyers gaining a bit more time and negotiating room compared to last year.
