Ottawa and Lanark County are both showing early-year stability, with gentle price growth and only modest shifts in days on market. Ottawa saw 11,546 homes sold year-to-date in 2025, up slightly from 11,333 last year. Average sale price has climbed to $710,535, which is about 3 percent higher than the 2024 YTD figure of $689,521. Properties spent 34 days on market, similar to last year’s 33 days. The share of homes selling above list has eased from 18.9 percent to 17.2 percent, suggesting buyers are experiencing a bit more breathing room while sellers still benefit from steady demand.

Lanark County is tracking a similar pattern. Sales volume is almost unchanged, with 1,190 homes sold YTD compared to 1,191 last year. Prices have edged up from $566,288 to $579,021, a gain of just over 2 percent. Days on market improved from 50 to 47, which points to good buyer engagement. The proportion of homes selling above list has dipped from 15.1 percent to 13.4 percent, which is consistent with a market that remains healthy but not overheated.

Overall, both markets show a positive mix for spring. Prices are rising at a manageable pace, activity is steady, and competition is balanced enough that neither buyers nor sellers are at a strong disadvantage.
