The Ottawa real estate market is showing signs of stability so far in 2025. While the number of homes sold has dipped slightly—3,580 year-to-date compared to 3,741 at this time last year—average prices have held steady, rising just under 1% to $694,684. Fewer homes are selling over asking, with 19.8% going above list price compared to 21.3% in 2024, and properties are taking a bit longer to move, with the average time on market increasing from 33 to 37 days. Overall, the pace may be slightly slower, but pricing remains strong, and buyer interest is still present.

In Lanark, prices continue to trend upward despite little change in sales volume. With 352 homes sold so far this year—nearly identical to last year’s 350—the average sale price has jumped to $581,466, a 6.81% increase from 2024. The percentage of homes selling above asking is also up slightly, from 15.1% to 15.9%. Homes are moving at about the same pace as last year, with just a one-day increase in average days on market.

Both regions are holding steady, with Ottawa seeing consistent values and Lanark experiencing notable price gains—pointing to ongoing demand, even as buyers take a bit more time before making their move.
