Ottawa’s housing market continues to show steady resilience in 2025. Year-to-date, 8,770 homes have sold, up 3% from the same time last year. The average sale price is now $712,602, marking a 3% increase compared to 2024’s $691,848. Homes are selling in about 33 days on market, nearly unchanged from last year. About 18.7% of sales closed above the asking price, down slightly from 19.7% in 2024. This suggests that while demand is healthy, buyers are negotiating with a bit more balance than during last year’s market.
Lanark County is showing a similar picture of gradual growth. 914 homes have sold year-to-date, a 4% increase from the 876 sold in the same period last year. The average sale price sits at $583,209, up 2.3% from $570,146 in 2024. The average days on market has eased to 47 days, down from 50, signalling that homes are moving a little quicker. About 14.8% of sales went over list price, also slightly lower than last year.
Together, Ottawa and Lanark are showing a steady market with modest price growth, quicker turnover in Lanark, and fewer above-list sales in both regions. This reflects a shift toward a more balanced market, where buyers and sellers have a closer footing.
