The Ottawa and Lanark real estate markets have shown steady growth in 2025 compared to last year, reflecting ongoing demand and stable pricing. In Ottawa, the number of homes sold has increased by 3.44%, with 6,548 properties changing hands so far this year, compared to 6,419 in 2024. The average sale price has risen by 3.44%, reaching $717,065, up from $693,198 last year. While 20.5% of homes are still selling above the list price, down slightly from 21.2% in 2024, the average days on market has increased by one day, from 32 to 33, suggesting that buyers are taking just a bit longer to make their decisions.
In Lanark, sales have also grown by 1.72%, with 659 homes sold in 2025, compared to 614 in 2024. The average sale price has increased by 1.72%, now sitting at $588,619, up from $578,662 last year. The percentage of homes selling above list price has also edged up slightly, from 15.4% to 16.2%. Days on market have decreased from 51 to 46, indicating that homes are selling just a bit quicker in Lanark this year.
Overall, both markets are experiencing stable, moderate growth, with Ottawa continuing its upward price trend and Lanark showing more modest but consistent gains. While properties in Ottawa are taking a little longer to move, Lanark has seen a faster turnover, indicating strong, sustained demand in both regions.
