In Ottawa, the real estate market remains active, with home values holding steady and showing modest growth. Year-to-date, 2,365 homes have sold—slightly down from 2,435 at this time in 2024. The average sale price has edged up to $683,414, a 0.79% increase from last year’s $678,079. While fewer homes are selling over asking, with 19% selling above list compared to 20.3% in 2024, competition remains solid. Homes are taking a bit longer to sell, with the Cumulative Days on Market (CDOM) rising from 37 to 47.

In Lanark, prices continue to trend upward, even as sales volumes dip slightly. So far in 2025, 218 homes have sold—just under the 225 sold during the same period last year. The average sale price has risen to $555,893, reflecting a 2% increase from 2024’s $547,658. Buyer interest is strong, with 17.9% of homes selling above asking, up from 15.1% last year. That said, homes are taking a little longer to move, with CDOM increasing from 57 to 62 days.

Overall, Ottawa continues to show resilience with stable pricing and steady demand, while Lanark sees moderate price growth and strong buyer engagement, despite longer time on the market.
