The Ottawa market continues to show resilience as we head into the summer. Year-to-date, 5,127 homes have sold that’s just shy of last year’s 5,149. Despite the slight dip in volume, average sale prices have edged up to $711,017, a 2.73% increase from 2024. Slightly fewer homes are going over asking (21% compared to 21.7% last year), and properties are spending just one more day on market, now averaging 34 days. The market remains stable, with pricing holding strong and consistent interest from buyers.
Lanark is seeing a similar trend of stable activity paired with notable price growth. So far this year, 492 homes have sold, down just slightly from 512 at this point in 2024. However, the average sale price has risen to $582,595 that’s a 5.31% increase. A slightly higher share of homes (15.9%) are selling above asking, and the average days on market has improved, dropping from 52 to 49. All signs point to a market that’s maintaining momentum, with pricing reflecting steady demand.
