Market Update October 2025
Ottawa’s resale market is showing steady, sustainable growth as 2025 progresses. Year to date, 10,771 homes have sold across the city, up 3.1% from the same period last year. The average sale price has risen to $712,107 compared with $690,600 in 2024, while homes are spending roughly 34 days on the market, only a day longer than last year. The share of homes selling above list price has eased slightly to 17.7% from 19.1%, suggesting that while demand remains strong, buyers have a bit more negotiating room as supply improves and interest rates stabilize.
In Lanark County, the trend is similar. Sales have edged up to 1,122 this year from 1,096 a year ago, with the average price climbing to $582,631, about a 2.5% gain. Homes are selling a touch faster, with days on market dropping from 49 to 47. The percentage of homes selling above asking has dipped to 13.7% from 15.7%, indicating a more balanced market where both buyers and sellers can move with confidence.
Overall, Eastern Ontario’s housing market appears to be settling into a healthier rhythm. Prices are firm but not overheated, and activity is holding steady across both Ottawa and Lanark County. These are positive signs for a stable close to the year and a more predictable 2026 ahead.
