Ottawa’s real estate market is holding steady as we move into fall. Sales are slightly ahead of last year, with 9,718 homes sold so far compared to 9,348 in 2024. Prices continue to edge up, with the average sale sitting at $711,047, which is a 2.85 percent increase. Fewer homes are selling over asking, with 18.3 percent this year compared to 19.6 percent last year. Homes are taking about the same time to sell, averaging 34 days on market.

In Lanark, it’s a similar picture. Sales are up slightly, with 1,014 homes sold compared to 978 at this time last year. Prices have climbed to an average of $581,168, an increase of 2.25 percent. Homes are also moving a little faster, now averaging 47 days on market compared to 50 last year. The share of homes selling over asking has dipped to 14.5 percent from 15.6 percent.

Both Ottawa and Lanark are showing steady growth with stable demand. Buyers may be moving a little more cautiously, but pricing remains solid and activity is consistent heading into the final months of the year.
